Common Timber Window Problems

Many older properties in the UK have traditional, timber window frames. Conservationists argue that these should be kept and maintained if possible to preserve the authentic integrity of an older building. Original timber windows and glazing help period properties hold their value and many home owners prefer to restore them rather than replace them with newer versions.

Window Repairs SussexHowever, timber windows have their fair share of problems, especially those installed in the 1960s and 70s when poor quality materials were frequently used.  One of the main arguments against single glazed, timber windows is that they aren’t energy efficient. They also pose a higher security threat as they are easier to break in to. 

Depending on the level of damage, repairs can be more expensive than a complete replacement. Here’s a look at the common signs that your timber windows may need replacing.

Draughty

Cracked pointing between the frame and walls can let in moisture and draughts. If you have draughty windows it’s recommended that you get them re-glazed rather than re-caulked.

Draughts can also be the result of sash windows not closing properly, through poor installation, swelling and shrinking of the wood over time or loose corner joints.

Wet Rot

Timber sills are particularly vulnerable to rotting wood caused by moisture penetration and pooling water. Signs of wet rot are flaking paint, cracked and brittle putty that breaks away, pools of water on the sill and soft, spongy wood below the surface. If caught in time, the sills can be repaired, but if the rot has spread, the entire window frame will need to be replaced.

Sash Windows

Older sash windows have a poor reputation for not working smoothly. This could be due to worn or broken cords and pulleys. The build-up of paint layers from constant re-painting can also cause the window to stick. Repairing and stripping down the frames can be hazardous as earlier layers may contain lead so in many cases they may need replacing.

Misting

Misting is caused by eroded seals and poor installation of older double glazed windows. Complete replacement is the only option.

Secondary Glazing

If you don’t want to replace original timber windows, secondary glazing can help make your home more energy efficient and secure. Fitted on the inside of the original windows, secondary glazing won’t change the outer aesthetics of the property and can be used in listed and heritage properties while reducing heat loss by up to 60%.
